Questions I get a lot.

What does it cost?
First file, we’ll talk it through. The TC fee comes out at closing, so there’s nothing out of pocket for you. Pricing depends on which tier you pick (Listing, Standard, Both Sides, Premium) and the complexity of the file.
How fast can you turn around a contract?
Same day. Submit before 5pm Monday through Friday and the file’s open by end of day. Submit over the weekend or after hours and it’s open first thing Monday.
What if my deal falls through?
It happens. If we open a file and the deal terminates before closing, the unused portion of the fee carries forward to your next file. You don’t pay twice for a deal that didn’t close.
Do you work with my brokerage?
Probably. I work with agents from most brokerages in St. Pete and Tampa Bay. If your brokerage has a specific compliance system or platform, send me the details when you submit your first contract and I’ll confirm fit.
What software do you use?
Whatever your brokerage runs. AppFiles, Dotloop, Transaction Desk, Compass, Real. I’ve worked in all of them. If your brokerage has its own platform, I’ll learn it on your first file.
What’s the difference between Standard and Premium?
Standard runs the contract from open to close. Premium does that plus the side-work: insurance quotes, flood transfer, HOA documents, repair receipts, inspector coordination, re-inspection scheduling, open-permit search. Standard for clean deals. Premium for waterfront, condos, and anything with a lot of moving parts.
