Who I am.
Jules Transactions, LLC. A one-woman transaction-coordination practice operating out of St. Petersburg, Florida. The operator is Julie Bowman. The website is julestransactions.com. The contact for any privacy question is julestransactions@gmail.com.
What I collect.
On this website, I collect the minimum I need to do the work you came here for.
- Contact form / Submit-a-contract form. Your name, brokerage, role, phone, email, the property address you’re working a contract on, the closing agent and lender if you have them, the tier of service you want, the executed contract you upload, and anything else you write in the notes field.
- Email replies. When you email me at julestransactions@gmail.com, I keep that thread for the life of the file plus the FREC-required retention period.
- Basic site analytics. Pages viewed, referrer, approximate location at the city level, device type. No cross-site tracking. No advertising pixels.
How I use it.
- To open and run your file. The contract, the addenda, the disclosures, the deadlines, the wire instructions, the closing-day packet, all of it.
- To send you the file-status updates you opted into when you submitted the contract.
- To stay in touch about future closings, if you ask me to.
- To meet FREC and FloridaRealtors-FloridaBar compliance and recordkeeping obligations.
I do not sell your information. I do not rent it. I do not share it with anyone outside the parties on your file (the agents, the brokers, the closing agent, the lender, the insurance carrier, the inspector, the association, the courthouse) without telling you.
How long I keep it.
File records are retained for at least five years after closing, per current FREC recordkeeping standards. Email threads tied to a file follow the same retention. Marketing contacts I keep until you tell me to drop you. You can always ask me to delete what I have, subject to the recordkeeping floor above.
Cookies and tracking.
The site uses a small number of first-party cookies and a privacy-respecting analytics pixel. No third-party advertising trackers. No cross-site profiles. If you block cookies in your browser, the site still works.
Security.
Files in transit between you and me move over HTTPS. Files at rest live in the broker’s transaction-management platform (AppFiles, Dotloop, Transaction Desk, Compass, or Real, depending on the brokerage) under that platform’s security model. Wire instructions never travel by email. See the wire-fraud protocol.
Your rights.
You can ask me what I have on you, ask me to correct it, ask me to delete it (subject to the recordkeeping floor), and ask me to stop emailing you. Email julestransactions@gmail.com and I’ll respond within five business days.
Changes to this policy.
If this page changes in any way that affects how I handle your information, I’ll update the “Last updated” line at the top and post a note on the home page for thirty days.
