What this site is.
This is the marketing site for a Florida transaction-coordination practice run by Julie Bowman (“Jules”). It exists so real estate agents in St. Petersburg, Tampa Bay, and the surrounding Florida market can learn how I work, read the Florida TC Standard, and send me an executed contract to open a file.
This site is not legal, financial, insurance, or tax advice.
I am a transaction coordinator, not a lawyer. The content on this site, including the Florida TC Standard and the Florida statute citations within it, is informational. It is not a substitute for advice from a Florida-licensed attorney, broker, lender, insurance agent, or CPA. If you have a real legal question, talk to a real lawyer.
I am not the licensed broker.
Transaction coordination is administrative coordination of the file. It is not real-estate brokerage. The licensed broker on any deal you submit remains the supervising broker on that file. I work under that broker’s compliance umbrella.
Submitting a contract.
When you submit a contract through the Submit-a-contract form, you confirm that you are authorized to share the contract and the parties’ contact information with me for the purpose of running the file. You also confirm you have read the wire-fraud advisory on that form and understand that wire instructions will never reach you as the body of an email.
Content and intellectual property.
The text, photography, illustrations, and the “Closed clean. Every time.” brand on this site are the property of Jules Transactions, LLC. The Florida TC Standard is published for industry comment and is free to read, cite, and improve; if you cite it, credit Jules Transactions, LLC.
Links to other sites.
The site links to Florida statutes on flsenate.gov, to FREC publications, to FEMA and FBI IC3 resources, and occasionally to community partners. I am not responsible for the content on sites I link to.

Limits.
The site is provided “as is.” I do not guarantee that it is always available, always current, or free of bugs. If a deadline matters, work from your contract and your broker’s system of record, not this site.
Governing law.
These terms are governed by the laws of the State of Florida. Any dispute under these terms is resolved in the state or federal courts located in Pinellas County, Florida.
Changes to these terms.
I’ll update the “Last updated” line at the top of the page when these terms change.
